We won't oversell a tankless conversion that doesn't pencil out. Here's how we think about it.
Tank still wins when…
You have a small budget, low usage, or a gas line and venting situation that would make a conversion expensive. A new high-efficiency tank can be the right call.
Tankless wins when…
You hate running out of hot water, want to free up floor space, plan to stay 7+ years, and have (or can run) the right gas and venting.
Drain cleaning wins when…
Your hot water's fine but your drains aren't — slow sinks, gurgling tubs, recurring clogs. We cable, jet, and scope so the fix actually sticks.
What we won't do
Quote a unit without seeing your gas line, venting path, and electrical. That's how undersized installs and code failures happen.

How long does a tankless conversion take?
Most jobs are one full day. If we have to upsize the gas line or run a new vent path, plan for a day and a half. We'll tell you up front during the on-site quote.
Can I get same-day water heater replacement?
Often yes for standard tanks (40, 50, 75 gal). Tankless and heat pump units sometimes need a day for the right unit and permit. Call early in the day for the best chance.
What size tankless do I need?
It's about flow rate (GPM) and incoming water temperature, not gallons. Snohomish County winter water is cold, so we size conservatively — usually 199k BTU units for typical homes.
How often should a tankless be serviced?
Annual descale on PNW water is the right call. We can put you on a yearly reminder.
Are there rebates available?
Yes — PSE, Snohomish PUD, and federal credits often apply, especially for heat pump and high-efficiency tankless units. We'll point you to the right paperwork.
