What we do / 01

Septic work that's
not just a guessing game.

We work the plumbing side of the system. For tank pumping and full system designs we coordinate with trusted local partners.

01

Pre-purchase inspections

Buying a rural property? We check tank, lids, baffles, distribution box, drain field condition, and document everything.

  • Time-of-sale OSS inspections
  • Camera scope of mainline
  • Photographic report
02

Routine inspections

Most systems need professional eyes every 1–3 years. Catch a small problem before it becomes a $20k drain field replacement.

  • Sludge & scum measurement
  • Effluent filter clean
  • Maintenance log for SnoCo records
03

Pump replacement

Pressurized systems need a working pump. We swap effluent and grinder pumps, replace floats, and chase down control panel issues.

  • Effluent & grinder pumps
  • Float & tether replacement
  • Control panel diagnostics
04

Lateral & line repair

Roots, crushed pipe, or bad connections between house and tank. We dig, repair, and bed properly so it doesn't repeat.

  • House-to-tank line repair
  • Distribution box service
  • Cleanout installation
05

Tank component repair

Broken risers, missing lids, failing baffles, cracked Tees. We repair what we can and replace what we must.

  • Risers & lids to grade
  • Inlet/outlet baffle replacement
  • Effluent filter installation
06

Backups & alarms

Septic alarm screaming? Sewage in the basement? We diagnose whether it's a plumbing problem, a pump problem, or a system problem.

  • Alarm troubleshooting
  • Mainline backup clearing
  • Honest "you need a designer" if so
Septic basics / 02

What every septic owner
should actually know.

Four habits that quietly extend the life of your system by a decade.

01

Pump on schedule

Most tanks need pumping every 3–5 years. Not pumping is the #1 cause of premature drain field failure.

02

Don't flush what shouldn't go

"Flushable" wipes, grease, hygiene products, harsh chemicals. They all wreck septic biology and clog pumps.

03

Protect the drain field

No vehicles, no permanent structures, no deep-rooted trees over the field. Compaction and roots are killers.

04

Watch your water use

Stagger laundry across the week, fix dripping fixtures, and consider a high-efficiency toilet. Your drain field will thank you.

FAQ / 03

Septic questions.

Don't see yours? Call (360) 488-8553.

Do you pump tanks?

We don't pump — we coordinate with trusted local pumpers when a job needs both. We handle the plumbing-side work: components, lines, pumps, and inspections.

How often should I have my system inspected?

Snohomish County requires routine inspection every 1 year for advanced treatment systems and every 3 years for conventional gravity systems. We can put you on a reminder.

My alarm is going off — what should I do?

First, mute the alarm if it has a button (the alarm continues to log silently). Then reduce water use and call us. Most alarms are pump or float issues we can fix same-day.

Can you do a pre-purchase septic inspection?

Yes — and we'd recommend one on every septic property purchase. We document the system condition with photos and a written report you can share with your lender.

What if my drain field is failing?

Drain field replacement requires a licensed septic system designer and Snohomish Health Department approval. We'll connect you with a designer we trust and handle the plumbing side of the work.
